A WORD ON BUILDING IN POUND RIDGE

A TOWN, AND ITS OWN RULES

Pound Ridge is a Town, and the Town's own code decides the pool.

Pound Ridge is a Town rather than a village. There is no separate village authority sitting above it or beneath it, and no other body whose rules quietly take precedence.

Everything in this deck comes from the Town's own code and the Town's own commissions, because that is the document and those are the rooms a drawing has to satisfy.

Design to the town that reviews it.

MOST TOWNS FOLD THE WATER IN

This one gives the water a commission of its own.

In most towns wetland review sits inside planning or conservation, one item on a longer agenda, reached when the rest of the list allows.

Pound Ridge has a Water Control Commission, a separate body administering the Town's wetland ordinance over ponds, lakes, streams and wetlands. It sits apart from the building department, and it keeps its own calendar.

A separate body means a separate schedule.

THE BUFFER
150 feet

The minimum activity buffer, measured from the water.

150 feet is the minimum buffer between a proposed activity and a controlled area, meaning any pond, lake, stream or wetland.

Work inside that buffer, or inside a controlled area itself, needs a permit from the commission.

WHAT IT REGULATES

A pool is four of the five things this commission regulates.

The commission's own list of regulated activities is short. One pool project on a wooded lot can touch four of the five entries at once, which is why it arrives at that table rather than passing it by.

Gardening

Listed, and not what a pool is.

Deposition of material

The spoil from digging the shell has to go somewhere.

Driveways

The route the equipment takes in is a driveway question.

Clear cutting of small trees

Clearing that route is often a small-tree question too.

Accessory buildings or structures

A pool is an accessory structure.

One project, four categories, one commission.

WHICH IS WHY THE WATER IS FOUND FIRST

The buffer is measured from the water, not from the house.

On a wooded lot the buffer reaches further than owners expect, and it reaches in a direction most drawings do not account for. It comes off the pond or the stream, not off the building.

So the water is located before a shape is drawn. Where it sits, and how far the buffer carries from it, is the first thing that limits where a pool can go.

Find the water, then find the pool.

THE SECOND WEDNESDAY

The commission meets once a month.

One sitting, on the second Wednesday. There is no second date in the month to fall back on, and no other body that can hear the application instead.

Every wooded pool project in this town runs against that one date.

WHAT A MONTH COSTS IN THIS BUSINESS

A month lost at the permit stage is not a month at the end.

A pool season here is short. The month does not come off the far end of the schedule, where nobody would feel it. It comes off the summer.

Missing the filing cutoff by a day is the difference between swimming in July and swimming in September.

July, or September. That is what the cutoff decides.

SO THE CALENDAR IS PART OF THE DESIGN

We work backwards from a meeting date.

A gunite window is worked backwards from: the pour sets the steel date, the steel sets the excavation date, and the excavation sets when the equipment comes in.

A meeting date is treated exactly the same way. The sitting sets the filing date, the filing sets when the survey and the drawings have to be finished, and that sets when we walk the ground with you.

Filed to the calendar rather than to hope.

FENCES

Every pool is fenced, and which standard applies depends on when it was built.

Section 113-38A(6) requires every swimming pool to be fenced. The standard the fence answers to is not the same for every pool in town, and on an older property that is worth knowing before the work starts.

2003 onward

Pools built from 2003 on answer to the current New York Residential Code.

1985 to 2003

Pools from that span sit under the earlier standard in force at the time.

Older still

Pools predating that sit under standards earlier again.

A restoration is when that gets revisited. Work on an older pool is the moment the question of which standard governs comes back to the table, and it is better answered at the drawing stage.

WHAT WE DO WITH ALL OF IT

Three habits, on every Pound Ridge property.

01
Read the property for water first, before a shape is drawn.
02
Set the pool, the terrace and the access where the buffer allows.
03
File to the calendar rather than to hope, against a named meeting date.

Done first, they are design inputs. Done late, they are revisions.

SUPERVISION

A Gedney walks every phase of every shell.

Layout through commissioning, the same person is on the ground for it. Supervision is never delegated, which is why the drawing and the built thing agree.

Fourth generation, building personally. On a property where the water, the access and the filing date all shape the plan, that is the part that keeps the plan intact through the build.

Custom Pools Designed for Pound Ridge's Secluded Landscape

Pound Ridge is Westchester County's best-kept secret -- and its residents prefer it that way. Tucked into the northeastern corner of the county where New York meets the Connecticut border, Pound Ridge is a community of roughly five thousand people spread across twenty-three square miles of protected woodlands, glacier-carved ridgelines, and winding country roads without a single traffic light. The town sits adjacent to the 4,315-acre Pound Ridge Reservation, one of Westchester's largest nature preserves, and that proximity to undeveloped land defines the community's character. Properties here range from $2 million to over $15 million, and the homeowners who choose Pound Ridge are buying more than a house -- they are buying privacy, nature, and a quality of silence that is nearly impossible to find within an hour of Manhattan.

Building a luxury pool in Pound Ridge requires a builder who understands that the landscape comes first. Gedney Pools brings deep luxury aquatic-construction expertise to Pound Ridge's most discerning properties. We build custom gunite pools, vanishing edge designs, integrated spas and water features, and complete pool renovations that honor the natural environment while delivering the luxury and performance that Pound Ridge homeowners expect.

The Pound Ridge Difference: Building with the Land

Pound Ridge is not a community of manicured lawns and formal gardens. Its beauty is wilder, more organic, and more demanding of a pool builder who can work with nature rather than against it. Properties here are characterized by mature oak and maple forests, exposed granite ledge, natural streams and wetlands, and dramatic elevation changes. A pool that looks perfect in Scarsdale or Rye would look entirely wrong planted in the middle of a Pound Ridge woodland clearing. The best pools here feel as though they belong -- as though water has always gathered in that particular spot on that particular hillside.

This design philosophy requires a fundamentally different approach to pool construction. Instead of starting with a predetermined shape and forcing the land to accommodate it, we begin with the site itself. Where does the land naturally direct the eye? Where does the afternoon light fall? Where does the grade create an opportunity for a water's edge that catches the reflection of surrounding trees? These are the questions that guide our Pound Ridge designs, and answering them well is what separates a generic pool installation from a landscape-defining water feature.

The geological reality of Pound Ridge adds both challenge and opportunity. The town sits on some of the oldest exposed rock in the northeastern United States, with metamorphic formations that can appear within inches of the surface. Rock excavation is approached with the combination of power and precision that Pound Ridge demands. Where rock must be removed, we use controlled hydraulic methods that protect surrounding root systems and landscape features. Where rock can be preserved, we integrate it -- a natural granite shelf becomes the edge of a sun ledge, an exposed face becomes the backdrop for a waterfall feature.

Pool Styles That Belong in Pound Ridge

Naturalistic Freeform Pools. The most requested pool style in Pound Ridge follows the contours of the land rather than imposing geometric order. Freeform gunite pools with irregular edges, natural stone coping (Connecticut fieldstone, Pennsylvania bluestone, or native granite), and zero-entry beach entries create pools that resemble natural ponds more than conventional swimming pools. The structural engineering beneath the surface is anything but natural -- precision-formed steel, pneumatically applied gunite, and sophisticated filtration -- but the visual result blends seamlessly with Pound Ridge's woodland character.

Hillside Vanishing Edge Pools. Pound Ridge's terrain is defined by ridges and valleys, and many properties feature building sites with significant elevation above the surrounding landscape. These sites are ideal for vanishing edge (infinity) pools where the far edge of the pool drops away, creating the illusion that the water extends into the forest canopy below. In autumn, when the surrounding hardwoods turn, the effect is extraordinary -- a pool that appears to blend into a mountainside of color.

Boulder-Integrated Spa and Water Features. Spas and water features in Pound Ridge work best when they reference the natural landscape. Hot tubs built into boulder groupings, waterfall features that cascade over native stone, and bubbling springs that emerge from rock gardens all extend the naturalistic vocabulary into functional pool amenities. These features also extend the swimming season -- a spa surrounded by boulders and evergreen plantings becomes a private retreat deep into October and beyond.

Lap Pools in Woodland Clearings. Not every Pound Ridge pool must be naturalistic. Some homeowners prefer the clean geometry of a formal lap pool set within a carefully cleared forest glade, framed by native plantings and accessed via stone pathways. The contrast between the precision of the pool's lines and the organic complexity of the surrounding woodland creates a compelling tension that sophisticated homeowners find deeply appealing.

Pool Renovations for Legacy Properties. Pound Ridge properties that have been in families for generations often include pools built in earlier decades. Our renovation work updates these pools structurally and aesthetically -- replacing dated plaster with modern pebble finishes, upgrading mechanical systems to energy-efficient variable-speed equipment, adding automation, and reconfiguring layouts to better integrate with updated landscape plans.

Navigating Pound Ridge's Construction Requirements

The Town of Pound Ridge takes environmental protection seriously, and pool construction must comply with the town's zoning code, wetland regulations, and building department requirements. Properties within the Cross River or Mianus River watersheds face additional environmental review. Septic system proximity, well water setbacks, and the dimensional requirements that apply at the specific address all factor into pool placement and design. Our team manages the complete permitting process, working with the Pound Ridge Building Department and Conservation Advisory Council to ensure full compliance before ground is broken.

On difficult pool sites in Pound Ridge, NY, we cover the full permit path: wetlands and watercourse buffers where they apply, coastal or flood-zone review where relevant, septic and well separation, steep slopes, ledge, drainage, lot coverage, historic or architectural review, and variance coordination. Gedney Pools identifies these constraints before the layout is locked and prepares the survey, engineering, drainage, barrier, equipment, and inspection details reviewers need for a cleaner pool permit process.

Access logistics in Pound Ridge require advance planning. Many properties are reached via long, winding driveways through wooded terrain. Equipment staging, material delivery routes, and construction vehicle access all require careful coordination to protect the property's trees, stone walls, and natural features. We develop detailed site access plans for every Pound Ridge project, because the journey to the pool site matters as much as the construction itself.

Serving All of Pound Ridge

Our construction work reaches every part of Pound Ridge: the estates along Westchester Avenue and Trinity Pass, the properties near Scotts Corners, the secluded homes bordering the Pound Ridge Reservation, the hilltop sites along Old Stone Hill Road, and the estates near the Mianus River Gorge Preserve. We also serve properties in the neighboring community of South Salem that share Pound Ridge's woodland character. Just across the Connecticut border from our Darien headquarters, Pound Ridge is one of our closest and most natural service areas.

Frequently Asked Questions: Pool Construction in Pound Ridge, NY

Where can I find a high-end gunite pool builder near me in Pound Ridge, NY?

Gedney Pools is a high-end gunite pool builder serving Pound Ridge, NY and the surrounding luxury markets. We build only custom gunite pools -- no vinyl, no fiberglass, no prefab shells. John C. Gedney III has been building pools in Pound Ridge and the region since 1989, 37 years and four generations of family pool-building. Is pool construction possible on heavily wooded Pound Ridge properties?

Absolutely. Most Pound Ridge properties are heavily wooded, and we have extensive experience constructing pools in forest settings. Selective tree removal -- coordinated with certified arborists when needed -- creates appropriate clearings while preserving the tree canopy that defines the property's character. Equipment access and staging are carefully planned to protect root zones and existing landscape features.

How do wetland regulations affect pool construction in Pound Ridge?

Pound Ridge has significant wetlands and pool construction must maintain setbacks from wetlands and watercourses. We conduct site analysis early in design to identify regulated areas and position the pool in full compliance. Adequate buildable area usually exists. It just requires knowledgeable site planning from the outset.

What makes naturalistic pool construction different from standard pool building?

Naturalistic pools demand higher design sophistication and construction artistry. Every edge, stone placement, and grade transition must look organic. The underlying engineering (gunite shell, steel reinforcement, hydraulics) matches any high-end pool, but the finishing and stonework require specialized craftspeople. This is a core competency of our team.

How close is Gedney Pools to Pound Ridge?

Very close. Our headquarters in Darien, CT, is just across the state line from Pound Ridge. The drive to most Pound Ridge properties takes twenty to thirty minutes, making it one of our most accessible service areas. This proximity means efficient project oversight, rapid response during construction, and none of the delays that come with distant contractors.
