Construction Methods

Gunite vs Vinyl Liner vs Fiberglass - Which Pool is Right for Your Property?

The three construction methods compared on cost, lifespan, design flexibility, repair economics, and resale value - for Connecticut and Westchester properties.

Direct answer: Gunite is the right choice for Connecticut and Westchester luxury construction in nearly every case. Custom shape, 50+ year structural life, every finish option, full design flexibility. Vinyl liner is right only for budget builds ($45K-$75K) on standard rectangles where 7-10 year liner replacement is acceptable. Fiberglass is right only for tight-access or restrictive sites where a pre-made shell must be craned in.

The Quick Decision Tree

  • Luxury build, $300K+ budget, custom shape, 20-year horizon: Gunite. Always.
  • Mid-range build, $80K-$180K budget, standard shape, decent longevity: Fiberglass.
  • Budget build, $50K-$120K, willing to replace liner every 8-10 years: Vinyl liner.

If you want to skip the rest of the article: that's the answer. The detailed comparison below explains why each tier is right for what it's right for.

Gunite (Pneumatically-Applied Concrete)

How it's built

Custom-excavated hole. Steel rebar cage tied per engineer's spec. Plumbing and electrical rough-in. Concrete (a dry-mix gunite or wet-mix shotcrete) pneumatically applied through a high-pressure hose against the steel cage and forms. Cures for 14-28 days. Then tile, coping, and plaster/quartz/pebble finish applied.

Cost in Fairfield County 2026

  • Standard 16x32 to 20x40 with basic finish: $200,000-$350,000
  • Premium with spa, water features, automation: $350,000-$650,000
  • Estate-level with vanishing edge, custom architecture: $650,000-$1.2M+

Lifespan

The shell itself lasts 50+ years. The interior finish needs resurfacing every 12-20 years (plaster sooner, pebble later) at $15,000-$45,000 per resurface. Coping and tile typically last 25+ years.

Pros

  • Any shape, any depth, any feature - total design flexibility
  • Permanent shell - outlasts most homes
  • Premium finishes (full glass tile, pebble) only available on gunite
  • Vanishing-edge, infinity, multi-level, spillover spa, beach entry - all only achievable in gunite
  • Highest perceived value on luxury properties

Cons

  • Highest first cost
  • Longest construction time (12-20 weeks of build)
  • Most disruptive to property during build
  • Resurfacing every 12-20 years is a real ongoing cost

Fiberglass (Pre-Manufactured Shell)

How it's built

One-piece fiberglass shell manufactured at a factory in a fixed shape and size (typically 12x24 to 16x40). Hole excavated on site. Shell craned into place. Plumbing and electrical connected. Backfilled with sand or pea gravel. Coping and decking added.

Cost in Fairfield County 2026

  • Standard 14x32 to 16x40: $90,000-$180,000 installed with basic deck

Lifespan

Shell: 25-35 years before gel-coat degradation becomes visible. The shell can be re-gel-coated at year 20+ for ~$15,000 to extend lifespan. Coping and decking last like any other pool.

Pros

  • Fastest construction (3-6 weeks vs 12-20 for gunite)
  • Lower first cost than gunite
  • Smooth gel-coat surface - comfortable underfoot, algae-resistant
  • Lower chemistry maintenance than gunite (less surface to grow algae)
  • No resurfacing needed for 20+ years

Cons

  • Pre-manufactured shapes only - no custom geometry
  • Maximum size around 16x40 (no estate-scale options)
  • Site access requirements - needs crane access for shell delivery
  • Limited finish options (gel-coat color, no premium finishes)
  • Cracks or hull damage are very expensive to repair
  • Some neighborhoods or HOAs perceive it as lower-tier

Vinyl Liner (Polymer or Steel Frame + Vinyl Liner)

How it's built

Excavated hole. Polymer or steel structural panels assembled into the pool shape. Concrete or vermiculite floor poured over a base layer. Vinyl liner (think a custom-shaped pool-shaped balloon) installed and water-stretched into place. Plumbing connected.

Cost in Fairfield County 2026

  • Standard 16x32 to 20x40: $60,000-$120,000 installed with basic deck

Lifespan

Liner: 7-12 years (CT freeze-thaw, UV, and chemistry shorten the life vs. southern climates). Liner replacement: $4,500-$9,000 per cycle. Underlying frame: 20-30 years. Coping and decking: 20+ years.

Pros

  • Lowest first cost - cheapest path to having a pool
  • Smooth liner surface - comfortable underfoot, gentle on swimwear
  • Easy minor-repair (liner patches, $100 DIY kit)
  • Wide pattern selection in liner designs
  • Faster to build than gunite

Cons

  • Liner replacement every 7-12 years - ongoing cost most homeowners forget about
  • Liners can puncture, requiring patches or replacement
  • Wrinkles develop in liners over 5+ years (visible defect)
  • Limited shape options compared to gunite (rectangular, oval, kidney)
  • Lowest perceived value - can hurt resale on luxury properties
  • Cannot have premium finishes (no glass tile, no pebble interior)

Lifecycle Cost Comparison - 30-Year Ownership

For a standard 20x40 pool, projected total cost over 30 years (2026 dollars, ignoring inflation):

Gunite

  • Initial build: $250,000
  • Resurface at year 15: $25,000
  • Tile/coping refresh at year 25: $15,000
  • Total 30-year cost: $290,000

Fiberglass

  • Initial build: $130,000
  • Re-gel-coat at year 22: $15,000
  • Backfill settlement repair (typical): $3,000
  • Total 30-year cost: $148,000

Vinyl Liner

  • Initial build: $90,000
  • Liner replacements every 9 years (3 over 30): $7,500 each = $22,500
  • Frame inspection at year 20: $2,000
  • Total 30-year cost: $114,500

On pure dollar lifecycle, vinyl liner is cheapest. But this analysis ignores resale value impact, design quality, and the lived experience over 30 years (a fresh gunite pool with pebble finish vs. a 9-year-old vinyl liner with wrinkles is a different ownership experience).

What We Build

Gedney Pools builds gunite pools exclusively. Not because we don't think fiberglass or vinyl have a place - they do, for the right property and budget - but because our specialty and our crews are gunite, and our typical client (luxury custom build, $300K+ budget) wants the design flexibility and lifespan that only gunite delivers. If you're in the fiberglass or vinyl tier, we'll honestly recommend a different builder rather than upsell you to a gunite project that doesn't make budget sense.
