Transform your aging pool into a modern luxury amenity. From surface refinishing to complete structural overhauls, we bring outdated pools into the present - and into the future.
Fairfield County is home to thousands of gunite pools built in the 1970s, 1980s, and 1990s. Many of these pools were well-built for their era, but they show their age: stained or delaminating plaster, cracked coping, dated tile, inefficient equipment, manual chemical dosing, and energy-hungry single-speed pumps that cost a fortune to run. The pool works, but it looks tired and operates like technology from a different century - because it is.
A thoughtful renovation does not just make your pool look better. It makes it smarter, more efficient, less expensive to operate, and dramatically more enjoyable to use. Modern pool technology - variable-speed pumps, salt chlorination, LED lighting, smartphone automation - has transformed what a backyard pool can be. Renovation is how existing pools access that transformation.
And from a property value perspective, in the luxury real estate market of Greenwich, Darien, and New Canaan, an outdated pool is a liability at resale. A modernized pool is a selling point.
Every pool renovation is different. We tailor the scope to your goals, budget, and the condition of the existing pool. Here is what we commonly address:
Interior Finish (Replaster/Resurface). Pool plaster typically lasts 10-15 years before it becomes rough, stained, or begins to delaminate. Resurfacing options include traditional white plaster, colored quartz aggregate (Pebble Fina, Diamond Brite), and premium pebble finishes (PebbleTec, Hydrazzo). Each has different aesthetics, durability, and price points. We strip the existing surface, inspect the shell for structural integrity, make any necessary repairs, and apply the new finish with certified applicators.
Waterline Tile and Coping. Dated brass-colored tile from the 1980s? Cracked or heaving coping? We remove old tile and coping, repair the bond beam, and install modern materials - glass mosaic tile, hand-painted ceramics, natural stone coping (bluestone, limestone, travertine), or precision-cut pavers. This single upgrade can completely transform the visual character of a pool.
Equipment Modernization. Old single-speed pumps, oversized sand filters, and gas heaters from the Clinton administration have no business in a modern pool. We replace entire equipment pads with current-generation systems: variable-speed pumps (70% energy savings), cartridge or DE filters, high-efficiency heaters or heat pumps, salt chlorine generators, and chemical automation controllers. Everything is plumbed clean and installed properly - not cobbled on top of decades of patches.
Automation and Controls. A fully automated pool can be controlled from your phone. Water temperature, lighting, cleaner schedules, chemistry, water features - all managed through a single app. We install Pentair IntelliCenter or Jandy iAquaLink systems and program every feature for effortless daily operation.
LED Lighting. Replace old incandescent or halogen lights with modern LED pool and spa lights. Color-changing LEDs, perimeter lighting, and landscape integration create a completely different nighttime atmosphere. LED lights also use a fraction of the energy and last 10x longer.
Structural Repairs. Settling, cracking, leaking plumbing, failed waterproofing, undermined footings - we diagnose and repair structural issues that compromise the pool shell. This includes crack injection, structural shotcrete reinforcement, plumbing replacement, and drainage remediation.
Feature Additions. During renovation is the ideal time to add features that the original pool did not include: a spillover spa, tanning ledge, sun shelf, built-in benches, water features (bubblers, sheer descents, deck jets), or an automatic safety cover.
We approach every renovation with the same structural rigor as new construction. The pool is drained and thoroughly inspected before we finalize a scope of work. Here is what to expect:
Not every old pool is worth renovating. Here is how we think about it:
Renovate when the shell is structurally sound but the finishes, equipment, and aesthetics are dated. This describes the majority of 20-40 year old gunite pools in Fairfield County. The structure is permanent - it is everything attached to and around the structure that wears out.
Rebuild when the shell has significant structural failure (major settling, extensive cracking, systemic leaking), when the pool's shape or location no longer serves the property (common after home additions or landscape redesigns), or when you want features that cannot be accommodated by the existing shell (like a vanishing edge on a pool that was not engineered for it).
We always give an honest assessment. If renovation is the right answer, we will tell you. If the pool needs to come out, we will tell you that too - and we handle full demolition and new construction in-house.
Renovation work reveals what is hidden. Once the plaster comes off and the equipment is disconnected, the true condition of the pool becomes visible - and the renovation contractor needs to know how to handle what they find. Pipes that were buried in 1985 might be cracked. Rebar might be corroded. The bond beam might be compromised. A general handyman or pool service company does not have the structural knowledge to evaluate and repair these issues properly.
We do. As custom gunite pool builders, we understand pool structure from the inside out. We have been building and renovating pools in Connecticut for many years. We know what good construction looks like, we know what deterioration looks like, and we know how to fix it so it lasts another 30 years.
Frequently Asked Questions
Pool renovation costs in Fairfield County range widely based on scope. A replaster with new tile runs $25,000-$45,000. A mid-level renovation with new coping, tile, plaster, and equipment upgrades typically costs $50,000-$120,000. A comprehensive modernization - structural repairs, new plumbing, automation, LED lighting, updated finishes, and decking - can range from $120,000 to $250,000 or more.
If the pool shell is structurally sound (no major cracks, settling, or leaks), renovation is almost always the right approach. We assess structural integrity before recommending scope. If the shell has significant structural failure, demolition and rebuild may be more cost-effective. We handle both.
Yes. Adding an attached spillover spa is one of the most popular renovation upgrades. This requires structural modifications to the pool shell, additional plumbing, and a separate heating system, but it is absolutely achievable during a renovation. We can also add tanning ledges, benches, and modified depth profiles to existing pools.
A replaster-only renovation can be completed in 1-2 weeks. A mid-level renovation with tile, coping, and equipment typically takes 4-8 weeks. A comprehensive modernization with structural work, new plumbing, automation, and finishes can take 8-14 weeks. We always aim to minimize downtime and schedule renovation work during the off-season when possible.
Absolutely. Salt water conversion is one of our most requested renovation upgrades. We install a salt chlorine generator, compatible plumbing fittings, and upgrade any equipment that is not salt-compatible. The result is softer water, lower chemical costs, and a significantly more pleasant swimming experience.
