How payments are structured

A sound custom pool draw schedule ties payments to inspection milestones — never ahead of work completed:

  • Deposit at contract
  • Draw at excavation and steel
  • Draw at gunite
  • Draw at finish and plumbing
  • Draw at equipment and startup
  • Retention released at final inspection and acceptance

A front-loaded schedule where a builder collects most of the money before gunite is a red flag. Ours is milestone-tied and transparent.

Financing options

We do not finance construction directly. Most clients use one of:

  • Home-equity line or loan (HELOC) — the most common route, often the lowest cost of capital
  • Renovation / construction loan — for projects tied to a larger home build or renovation
  • Cash — straightforward, milestone draws as above
